The grid has two functions.

One is to have multiselect checkboxes. When selected the multiselect boxes, I can press a button and it does a bunch of things.

The other function is selecting a row, it should populate forms when only one row is selected.

The mistake that I've done is to use the RowSelect method. 

Is there any other way ... say click on a specific cell ... .that would tell it to to populate or not populate the form fields?
